Turning a front garden into parking is one of the most common jobs we are asked about, and it carries a planning rule that catches out a lot of householders after the work is done.
Permeable surfacing, in general terms
- Laying more than five square metres of hard surface in a front garden normally needs planning permission unless the surface is permeable, or the water is directed to a permeable area such as a border or lawn within the property.
- Permeable block paving, porous resin and gravel all satisfy this. Sealed concrete or standard blocks draining straight onto the pavement generally do not.
- The point is that rainwater should not run off onto the public highway. It is a drainage rule dressed as a planning one.
- A dropped kerb is a separate approval again, from the highway authority, and is not covered by the above.
This is the general position rather than advice on your property, and the council will confirm how it applies to yours. We design front gardens to meet it as a matter of course, because retrofitting drainage to a finished driveway is expensive and avoidable.
Wet ground, blocked soakaways and what actually fixes them
A lawn that stays wet into spring, a soakaway that has quietly stopped working, or a slab that always carries a wet patch all point the same way: rainfall arriving faster than the ground will take it.
The answer is rarely a different surface. It is land drainage routed to somewhere that can take the water, a soakaway sized for the ground rather than for convenience, correct falls away from the building, and soil improved enough to plant into.
